16 housing project in the “Torresina 2” area – Rome
The intervention to take place falls within the territory of the Municipality of Rome, precisely in the area called Torresina 2. The air in question, part of the urban planning tool in force (PRG), is included in the Urban Quality Program and is part of the Second Economic and Popular Building Plan of the Municipality of Rome in implementation of the Law of 18 April 1962 n167. The project was drafted in compliance with the NTA accompanying the P.R.G. in force. The project was born with the intention of creating an architecture that links history and innovation, center and periphery . It is a modern intervention, which does not give up some characteristics of contemporary European architecture (the absence of the rigid rules of symmetry), but which looks with interest to the historical memory of small towns, where each building is unique and recognizable, where the sense of belonging of those who live there is strong. The project was completed according to a work program divided into 6 distinct phases: – study of the area of intervention ; – study of the building, with particular regard to the “Roman case” (always characterized by a courtyard accessible only to the inhabitants of the accommodation); – the search for a strong and original residential identity for each individual accommodation, thus dominating the sense of belonging of those who live there. A variable, flexible, changeable architecture that becomes mutogenic, with spaces that change according to needs; – study of the roofs , creating a “game of pitches” in order to make the intervention, mending the two bodies, each with a strong identity; – study of technology , with particular attention to the facade systems, where the casing is characterized by the distinction between load-bearing elements (the structural cage) and the infill elements, generally light, sometimes made entirely with transparent surfaces, with the aim of creating conditions of comfort in the internal environments, limiting the use of the systems. The intervention includes 4 levels above ground and a basement for the car garage. As per the project, the 16 accommodations will be characterized by a variety of types. Of the 16 parking spaces provided, 10 boxes will be built in the basement; the other 6 (uncovered), on the surface. Furthermore, all vehicles will be guaranteed the necessary maneuvering space.
Between the two blocks there will be a semi private space, where the stairwell, thanks to the presence of the continuous glass facade, in addition to serving the accommodation, will relate the two bodies with the area. All the rooms of the individual apartments, including the toilet rooms, will receive natural light, thanks to the presence of windowed surfaces. The property will consist of a reinforced concrete frame. and brick – cement floors. The roofs will consist of a double brick facing, with an insulating material interposed. (“If the company deems it appropriate”, the facades of the two bodies could include ventilated walls, which, thanks to the presence of an interspace between the lining and the insulating layer, will allow the natural circulation of the air and Furthermore, it will protect the facade from the elements, improving the thermal and acoustic insulation of the building, acts as a vapor barrier and avoids thermal bridges). The facades of the two bodies will be characterized by the alternation of balconies and bow windows ( closed by a series of windows, which however can be opened if necessary) and in the façade facing south, to facilitate and control the passage and diffusion of light through the glass surface, “could be completed” by horizontal sunscreens (coming from the sun’s rays from above), which allow a considerable level of reflection of light radiation, between 50 and 80%. The stairwell, made of metal, will be perimet rato by a continuous glass facade, made of glass panels that will have a traditional punctual fixing through the use of stainless steel crosses and kneecaps with perforated and tempered glass (or stratified tempered glass). they will consist of perforated 8 cm thick. The internal and external plasters will be of the traditional type. All rooms will be paved with various types of porcelain stoneware. The walls of the services will all be covered with ceramic material, up to the necessary height. concerns the study of the pitched roof, a “double skin” was used to guarantee micro-ventilation , facilitating the escape of the heated air, thus obtaining a reduction i > caloric higher than 40%, in addition to all the other benefits of ventilation, that is the longer duration of the elements that make up the roof due to the absence of mold and the elimination of phenomena eni of condensation. The external fixtures and shutters will be in aluminum.
